Pre-Construction Disclaimers

When purchasing a pre-construction home with a Sales Representative licenced with Justo Inc., Brokerage, the cashback offered is 50% of the buyer’s agent commission/referral fee paid by the developer/selling brokerage, when applicable. The commission/referral fee received by Justo is based on the net purchase price of the property, net of HST and net of any parking and/or locker that may be purchased. Applicable cashback is paid to the buyer from Justo Inc., Brokerage by cheque after successful closing or final registration, title transfer and once all funds have been distributed and commissions are received from the Developer and/or closing lawyer. If the property is sold or assigned by the buyer prior to closing, the cashback is forfeited. HST is applicable on all commissions/fees for agents, but is not applicable on the buyer cashback.

Cashback

When purchasing a home in the GTA with a Justo Sales Representative, the cashback being offered is up to 50% of the buyer’s agent commission paid by the seller, when applicable. Applicable cashback is paid to the buyer from Justo Inc. Brokerage after recovering a nominal administration cost that depend on the home price. It is paid by cheque after successful closing of transaction and all funds have been distributed and commissions are received from the listing brokerage and/or closing lawyer. HST is applicable on all commissions/fees for agents but is not applicable on the buyer cashback. Note, cashback amounts may vary depending on buyers’ decision to use pre-screened service providers partnered with Justo. Cashback is only available in the GTA and London, ON for purchases over $300,000.

Listing fees

In addition to the listing fee, the seller also pays a buyer’s agent commission, set by the seller, but commonly 2.5% + HST. HST is applicable on all commissions. All commissions are negotiable.

All inclusive services for Sellers

Justo Inc., Brokerage covers the cost for professional photography, 3D virtual tours, floor plans and comprehensive home marketing. For home staging and/or virtual staging, up to $1000 is covered for properties listed over $400,000. These services are provided by industry professionals selected by Justo Inc., Brokerage in its sole discretion. The seller has the right to refuse any of the included services. Sellers can choose to use their own service providers at their own cost; however; no credit or refund will be given for services not provided. Justo Inc., Brokerage makes every effort to screen partners but is not responsible for any issues that may arise and agrees to use service providers at their own risk. There is a limit of one of each service covered by Justo Inc., Brokerage per transaction.

All inclusive services for Buyers

Justo Inc., Brokerage offers buyers preffered pricing with selected and screened home inspection and legal services as part of their cashback for purchases above $400,000. Buyers can choose to use their own services at their own cost. However, no credit or refund will be given for services not provided by Justo inc.

Traditional Brokerage fees

This represents an example of a common real estate commission structure with buyer and seller agency representation; however, all commissions are negotiable and can vary. HST is applicable on all real estate fees/commissions.

Buyer’s Agent Commission

This represents an example of a typical commission offered by the seller to the buyer’s agent; however the commission being offered can be higher or lower and is set by the seller. HST is applicable on all real estate commissions/fees.
